The Site development Executive is assigned to be in charge of developing new store of The Company and also to manage the securisation of real estate projects (or the assets) of The Company. His/her main task consists in:
- Mapping the areas need to be expanded in accordance with the Expansion Stratery of Brand(s)/Central Group Vietnam (‘CGVN’) and building the criteria for finding site.
- Finding potential sites and manage every relevant steps and procedures to develop such protential sites to become new store of The Company upon the apporoval of the Group.
- Managing / coordinating the processus of securing of all real estate projects of The Company, including not only new development projects but also exising projects, in order to insure the highest level of security for those projects in accordance with the relevant applicable laws and the requirements of the Group.
- Insuring the smooth communication between all hierarchical levels and involved departments as well as the veracity of information, enabling the Head of BU to have the best vision of the projects hence to take the most appropriate decision as and when any problem occurs.
He/she is also involved and coordinates the settlement of all relevant issues which may occurs during the whole term of operation of the projects when required, including but not limited to technical, legal, commercial and administrative matters, thus in accordance with the The Company’s strategy of investments seruring and interests.
- Making the Expansion Plan, Expansion Criteria and some related documents for this job.
- Proposing locations to develop new projects;
- Liaising and working with authorities or with real estate investors / developers or with landlord to find and identify potential sites (land, house or commercial area in buildings) for project development;
- Preparing and submitting reports about analyzing the feasibility of potential sites to the BOD for consideration; Participate in the early meeting with the General Manager and the Related Departments to define the target and planning to follow;
- Negotiating the lease or the sale or the transfer of the approved sites with the relevan parties
- Collectting all necessary information to finalize the Lease Agreement;
- Preparing or manage the IC Report according to the financial, legal and commercial criteria set by Brand(s)/Central Group Vietnam, coordinate with other related departments to finalize the IC Report for validation of Investment Committee and official approval of Central Group Vietnam;
- Preparing or coordinate the preparation of any and all related documents (letters, correspondences, commercial proposals, memorandum of understandings (MOU), Lease Agreement or Transfer Agreement, submission documents);
- Monitoring/ managing / coordinating the implementation of such MoUs or agreements or contracts between Brand(s) and others within the required time schedule and in all aspects: technical, legal, commercial, accounting in accordance with the pre-determined targets, strategy and planning;
- Organizing and attending internal meetings and external meetings will all involved parties as required; Liaise and work with all transversal related departments and also with the Landlords, real estate project owners, real estates developers, the local authorities and the external consultants and partners hired by the Company (if required), to insure that the goals are met;
- Should any problem or conflict occurs, to summarize and analyze the context and propose solutions, helping the Board of Directors to take appropriate decisions;
- Preparing and submitting reports to the General Manager and to the BoD at their request;
- Executing missions assigned by General Manager, others tasks as assigned by the BoD from time to time;
- Keeping and managing the projects documents as assigned in accordance with the company’s policy on management of documents and database;
- Working with other related departments to solve all problems of the existing lease agreements (Existing Stores)
- Leading, guiding and supporting his/her subordinates (assistants) to insure the relevant works are completed as required;
Education: At least, Bachelor Degree in some fields related Real Estate, Management, Construction or Project Management
Seniority: At least 03-year experiences in working with foreign-invested enterprises or foreign organizations in the field of real estate investment or architecture, construction, investment project management;
Language: Fluent in English (speaking, reading, writing) is an advantage
Office skills: Microsoft Office (Words, Excel, PowerPoint, Outlook), Google Earth, Researching Tools, AutoCAD, and other design software
